All purchasers must satisfy themselves as to the correctness and accuracy of any details provided by us and none of our officers, agents or employees have any authority to make any representation of accredited solicitors, surveyors an the like. The service provided by us is not intended as a substitute to obtaining such advice. Accordingly, no liability is accepted for information or services obtained from third parties such as valuers, contractors, or other specialists, whether introduced by us or not, nor is liability accepted by us for any defects in legal title. For seeking and negotiating the purchase of a property, our fees are 1.75%, excluding VAT, of the contract purchase price; subject to a minimum fee of £1,500, excluding VAT, unless otherwise agreed. For land our fees are 2.00%, excluding VAT, of the contract purchase price; subject to a minimum fee of £1500, unless otherwise agreed. However, should you find a property yourself but wish for us to either advise on the value or negotiate the purchase price, our consultancy fees will be 0.5%, excluding VAT, of the contracted purchase price.
